Practical guides in the series

Why this series

Your starting point doesn't have to decide your future.

Eddie grew up in housing commission in Willmot, in Sydney's west. Nobody in his family owned property. At 17 he was working at McDonald's for less than $11 an hour and saving most of what he earned. At 18, after being knocked back by lender after lender, he bought his first investment property on the Central Coast.

He wrote 30 Properties Before 30 to show how he did it. This series takes the strongest lessons from that book and rebuilds them into twelve practical guides for the market as it is now: higher interest rates, tighter lending and tax changes on the way.

What you get

Twelve guides. One clear path.

The Property Portfolio Series follows the order Eddie would want you to learn in: mindset and goals first, then money and finance, then buying well, then growing and protecting a portfolio.

Every guide stands on its own, so you can start where you are. Each one includes worksheets, scorecards or checklists you can use on your own numbers, and every guide is open to you as soon as you join.

The Property Portfolio Series, Series Contents cover

Not another ebook

Built to be used, not skimmed.

A path, not a pile of PDFs.

Twelve focused guides with three suggested reading paths, so a first time buyer and a seasoned investor each know exactly where to start.

Current, and sourced.

Rates, lending settings, market data and tax rules were checked against 58 Australian sources in September and October 2026, and every figure shows its date and source.

Honest about the past.

Every example is labelled as a historical example, 2026 context or an illustration. You always know which numbers are from Eddie's early purchases and which reflect today.

Tools you'll actually fill in.

Goal and budget worksheets, a Three Keys scorecard, a comparable sales worksheet, an offer checklist, an equity worksheet and a portfolio plan.

What you'll learn

The principles Eddie still invests by.

  • How to set a specific income goal and work out how many properties it might take
  • How to budget, save and fund a deposit, including the 2026 government schemes
  • The Three Keys: buying below market value, with strong cash flow, in locations with growth potential
  • How lenders assess you in 2026, and how each purchase affects your next loan
  • How to research markets and properties with data, and negotiate with evidence
  • How usable equity is calculated, and how it can fund your next deposit without overextending
  • What changes beyond three properties, and how to protect a portfolio for the long term

Who it's for

Start where you are.

First time investors

You're renting, living at home or own your own home, and you want to buy your first investment property properly. Read the series in order. Parts 3 and 4 give you a goal and a deposit plan, and Part 5 gives you a framework to judge any property.

Suggested path: Parts 1 to 12 in order

Owners of 1 or 2 investment properties

You've bought before and want the next purchase to be better than the last. Reset your goal, check what you own against the Three Keys, find out what's limiting your borrowing, then use your equity and plan the next step.

Suggested path: 1, 3, 5, 6, 10, 11, 12

Owners of 3 or more

You have a portfolio, and the questions have changed: serviceability, lender spread, structures and risk. Start with the framework and the 2026 finance settings, then go straight to equity, scaling and long term planning.

Suggested path: 5, 6, 10, 11, 12

Eddie Dilleen with his mum outside the home he bought for her

About Eddie

From housing commission to 30 properties by 29.

Eddie Dilleen bought his first investment property at 18, after lender after lender turned him down. He had ten properties by 25 and bought his 30th, a home for his mum, at 29. Along the way he was rejected by 11 lenders, spent six months unable to borrow before property number six, and learned most of what's in this series the hard way.

Today he is the founder of Dilleen Property, a buyer's agency that helps Australians research, buy and plan investment property. The market has changed since his early purchases, and the series is clear about that. The principles haven't: buy below market value, make sure the numbers work, buy where demand will last, and plan the portfolio rather than the next property.

"Read at your own pace. Use the worksheets. And if you'd like help applying it to your own situation, that's what my team and I do every day."Eddie Dilleen
